Kevin Myers is an MBA and is a former officer of the US Coast Guard. He is a teacher of real estate entrepreneurship and appraisal courses at a community college in Albuquerque. He started investment in real estate in 1985.

The book is a beginner’s guide to real estate investment. The main emphasis is to identify badly maintained properties, to give them a face-lift at minimum cost and then sell them at a huge profit at the right time. It covers various aspects like taxation, sources of funding, property inspection, and negotiating. There are directions on dealing with real estate agents and appointing contractors. It throws light on technical features like arranging for mortgage, purchasing on cash and foreclosure. There are helpful tips on revamping old properties at low cost, all in simple understandable language devoid of jargon. The book contains helpful references on data resources for those wanting more information.

Kevin Myers could improve on certain topics in the book by supplementing his research. The cost of materials mentioned by him is outdated. He needs to revise the estimates of revamping properties realistically. Second, he suggests outsourcing every job to a subcontractor. However, it makes sense to subcontract only complex jobs like wiring, while it is cheaper to do the simpler jobs oneself. The book lacks originality and is nothing more than a repetition of already known facts. However, the book serves its purpose as a primer to real estate investment. The cassettes need to be properly recorded and there is scope for improvement in the editing. It is advisable to invest in the book. Overall, the book makes an interesting read with its real life stories and is a good investment for a novice for the knowledge it imparts.
