Joe Land was a nothing down real estate guru of the 1980s. He is also the owner of the St. Joe Land Company that has large and diverse holdings in Florida. He used to conduct seminars and workshops but all this stopped after 1986. After an hour-long debate, Joe Land was brutally critiqued and questioned, he stopped doing real estate seminars. Joe’s real estate technique was essentially to do with buying discounted mortgages. He bought, at a discount, a mortgage that someone had taken back on a property. He would then get a new institutional mortgage and use the purchased mortgage as the down payment. The difference between the values of the two was about 20% of the value of the property, and this was your profit. Joe claimed that in this process you pocketed several thousand dollars by doing nothing but buying mortgage. Land insisted that he had closed several deals using this method but not once did he show any evidence or gave out location of the property or lender for reasons of confidentiality. Most of this was not convincing and to many people it appeared that Joe was hiding the real reason for his success.

Not long after the end of his seminar days, Joe Land began selling audiotapes on late night TV infomercials. He was convincing. He ended selling many audiotapes that claimed to contain subliminal self-improvement messages. In reality, these tapes only had the sound of the ocean and seagulls in the form of self-improvement messages. Much of it seemed like a swindle.

The one thing that is not a fraud is the success of Joe Land’s business, St. Joe Land Company. The company is listed on NYSE and is largely known for holding large and prime tracts in Florida. Essentially, they sell large, land parcels, typically 1 to 1,000 acres. The company is able to leverage on its demographic positioning and sells prime lands as private retreats, home sites, ranches, farmsteads, hunting plantations, waterfront lots and woodland preserves. The businesses largely operate under various heads called St. Joe Towns & Resorts, St. Joe Commercial, Advantis Real Estate Services, and St. Joe Timberland. Joe Land has the money, the financing ability, and the land and he makes huge profits on them thanks to his well-oiled management group who have been the primary reason for his success.
