Joseph M. Kaiser is a thriving real estate investor, whose forte is foreclosures and lease options. He entered the real estate sector in the mid 1980s after attending a Clair Crooksted seminar. He was highly influenced by Mike and Irene Milin, Mark O. Haroldsen and Tony Hoffman.
Despite the knowledge gathering, things did not get going and he lost money. Dissatisfied, Joe Kaiser decided to walk his own trail. He felt that another’s advice was valid only for seminars, not for making money.
Nowadays, Joe Kaiser deals in about 50 properties a year and sells his real estate courses and strategies.
Joe Kaiser's works include "The Hunt for Abandoned Properties", "The Ultimate Lease Option Strategy", "Mitigate This! The "Short Sale" Alternative for Investors on the Cutting Edge” and "37 Ways to Bulletproof Every Foreclosure Deal".
Joe Kaiser is an acknowledged master of the nuances of real estate deals and portrays it in his works and not just theoretical notions.
Joe Kaiser's rationale is to contact “tired landowners”- owners of unoccupied homes and those who have filed eviction lawsuits and he outlines a strategy to make the deal click. He teaches you to put systems in place that will help identify and purchase these properties in an organized manner.
Joe Kaiser reasons that abandoned properties are cheap. Moreover, he disregards the use of one’s own money and implies that the final buyer will pay. His course covers details like - identifying the property and its owner, how to tour and offer a package, to "prehab", and "flip" and how to retail for and maximize returns with minimal risks, and ensure that you are paid.
Joe Kaiser also offers software, which is a property acquisition package that automates the entire procedure.
Oddly, he believes in the adage- “one size fits all”, which is improbable. Joe Kaiser also claims that lease-option investors can avoid setting off the due-on-sale clause in the property's mortgage if they do it "correctly” and Joe Kaiser does not define-“how to do it correctly."
